The first stage of any project undertaking is finding out if your site has the proper zoning and what are the permitted uses on the lands.
We only use high level planners with experience and knowledge in their respected field of work to find out this information.
All applications needed to obtain your zoning approval we can complete for you. This is a service that we can complete for you on a time fee basis.
Having a current land survey and topographical survey is essential and required in any land development project. We only use high level surveyors who have plenty of experience in this field because of the significant importance of a proper done survey. The land survey and topographical survey once completed will give us the building blocks of what we can start to design the building or buildings and landscaping around. Land survey and topographical surveys once completed will be given to you in PFD and Auto CAD format. This is a service that we can complete for you on a contract fee.
Once the survey is done we can move on to completing a conceptional and rendering drawings for our Pre-Consultation meeting with your Local Municipality. The conceptional drawing and renderings that we can complete for you at this stage our preliminary and are to see if the Municipality will support your development. The Municipality will send a report after the Pre-Consultation meeting on what studies and reports you will require to move forward on your development. This is a service that we can complete for you on a time fee basis.
The Pre-Consultation Meeting with the Municipality is a critical path in your development. At this meeting, the Municipality will set the guidelines on what reports and studies will be required in order to process your site plan agreement with the Municipality. Once the meeting is completed, we will take the information that the Municipality gives us and begin the process and fulfilling the requirements mandated by the Municipality.
Once we have the pre-consultation comments back from the Municipality we will need to prepare for our site plan agreement. With our high level team and consultants, we can assist and help navigate you to get through all your required reports and studies needed to make your site plan application.

Once you have completed all the architectural concept drawings, renderings, reports and studies you can now apply for your site plan agreement. After the Municipality reviews all the content they will respond with their comments. At that time you will need to address their comments in order to achieve a successful site plan approval. We are able to assist you with the site plan application on a time fee basis.
Upon completion of the site plan agreement you can now apply for a building permit. The building permit will be required in order to start construction.
